Our association, established in 1996, was organized as a mutual benefit corporation under the Vermont Non-Profit Corporation Act (opens new window) to promote the health, safety, and welfare of its members in connection with their usage of the Lake Champlain campground at Appletree Bay Resorts Properties.
In 1998 the developers of Appletree Bay Resorts Easement Owners Association Inc. started selling easements that granted buyers/owners the right to use a specific deeded campsite for a period of 99 years. These easements can be sold, transferred, conveyed, or leased during the easement period. The Resort agreed to provide certain amenities and services and in return, the association will reimburse the Resort for a customary and reasonable portion of the expenses incurred in the operation, maintenance, and replacement of the common and recreational facilities. Our association is governed by two classes of members, Class A and Class B. The Class A Members, voting as a class, shall be entitled to vote for three of the five directors of the corporation and the Class B Members, voting as a class, shall be entitled to vote for two of the five directors. This agreement makes us one of a few resorts on Lake Champlain with affordable deeded campsite and cottage ownership opportunities for your family vacations.
On March 21, 2005, Appletree Bay Resorts Properties was purchased and incorporated by AIR Development, LLC.

We strive to promote a sense of community, enhance the livability, safety, welfare, and to make informed decisions representative of the majority interest of the members. To preserve and enhance property values and the quality of life for the benefit of all who live, visit, or work in our community. And to represent the best interests of all of our easement owners in a positive and proactive way and to communicate with the members in a timely manner through our annual meeting, occasional informal gatherings, and e-mail updates.
